Working with us

We represent only the buyer. We don’t sell listings. We scan the whole market (incl. off-market), pre-screen options, advise on pricing/negotiation, and coordinate legal steps through notary and keys.

In most transactions, our commission is shared with the seller’s (listing) agent. The exact fee structure depends on the purchase budget, and all terms are agreed and documented before you sign with us.

Search & viewings

A focused Shortlist—usually no more than six houses—to keep decisions clear and time efficient.
Typically 2–3 days, optimised for geography and access. We attend viewings with you.
Where available, yes—through our nationwide network. We apply the same independent screening as on-market options.

Offers, legal & finance

Yes. Many clients use a Power of Attorney (POA) for parts of the process. We keep you fully informed with reports, calls, and video.
We prepare a pricing strategy from local comparables, structure a controlled opening offer, and manage the negotiation through to agreed terms.

Offer → Acceptace Offer → Due diligence → preliminary contract → notary deed (rogito). We coordinate with our Italian real-estate lawyer and the notary.

Purchase taxes, notary fees, and legal costs. Exact amounts depend on the property (new/used, primary/second home, cadastral values). We provide an estimate once a target is identified.
We can introduce specialist lenders and mortgage brokers used to working with international buyers.

Timing & expectations

Varies by property and paperwork. A focused search can lead to an agreed offer quickly. From accepted offer to notary, plan for a couple of months.
We keep the search active, refine the brief with what we learned, and line up the next, even tighter shortlist.

Ownership & aftercare

Yes. We assist with utilities, insurance, local services, and (if wanted) property management so enjoyment starts from day one.
We coordinate trusted surveyors, architects, and engineers as needed.
We provide orientation and introductions; regulations vary by comune and property type.
