You probably have a long wish-list when it comes to the Italian property of your dreams. That’s a great start! Together, we will go through this list and discuss your priorities, what’s feasible within your budget, and we may come up with other suggestions that you’ve not yet considered. You may have set your heart on a particular region of Italy – or are open to recommendations. Either way we can bring you up-to-date with the current state of the market in various regions of Italy. And we can show you photographs of properties that meet your requirements. We will also walk you through all the costs involved when you purchase a property in Italy.
After this initial discussion, we will get to work as your buying agent. We will scout the market in the region(s) you have selected, using our extensive network of contacts. Usually we end up with a long-list of 15-20 properties. We then narrow this down to a short-list of properties that best match your requirements. Typically this will include 8 or 10 properties. We will show you the list, with the request that you select the 4 or 6 that you could imagine living in. We will then plan a viewing trip of these properties, which could take 3-5 days, depending on a number of factors such as their proximity to each other and availability for viewing. It has been known for a client to select just one property, visit it, fall in love with it, and buy it!
After you have selected a property, our legal team will conduct all the necessary background checks on the house. We will get the property professionally surveyed for any structural problems, check for any historical issues such as debts, visit it by day and in the evening for potential noise disturbances, and make sure there’s no public footpath running through the garden! Once everything gets the green light, we kick-off the negotiation phase. This involves liaising with a vast array of different parties. And Italians love to negotiate! Thankfully we do too – and have gotten quite good at it! Our goal is always to secure the property at the best possible price.
