Many international buyers assume that purchasing property in Italy works like it does elsewhere. It doesn’t.

In Italy, most real estate agents are instructed and paid by the seller. Even when they are professional and helpful, their role is not to protect the buyer’s interests. At the €1M+ level, this matters more than most people realize.

High-end Italian properties are often sold discreetly. Many never appear online, and asking prices are frequently aspirational rather than market-driven. Without local presence and trusted relationships, buyers usually see only what is visible—not what is truly available.

Italy’s notary system ensures legality, but not necessarily suitability. A property can be legally transferable and still present long-term limitations, from unregistered works to access rights or renovation constraints.

Most of my clients are not buying for yield alone. They are buying time, lifestyle, and peace of mind. My role as a buying agent is to bring clarity, challenge assumptions, and protect decisions—before emotions take over.
